Chapter 2 - LORRAINE’S HOUSE DID NOT EXIST

Priya called me before I could call her.

“Hawaii police contacted Mark.”

“I know.”

“How?”

“He called me.”

“What did he say?”

“That they came to the villa.”

Priya exhaled.

“That is not because of the failed payment.”

My stomach tightened.

“Then why?”

“Vale Ridge Capital filed an emergency fraud complaint.”

I stared.

“Against who?”

“Mark.”

Silence.

“Scott’s company is accusing Mark of diverting loan proceeds.”

I almost laughed.

“Scott’s company helped arrange the loan.”

“I know.”

“So now he’s blaming Mark?”

“Looks like it.”

“What is the house?”

Priya paused.

“What house?”

“Mark said the credit line paid for a house Lorraine bought.”

“I haven’t seen that.”

“Find it.”

She did.

It took Elena forty minutes.

The property was in Scottsdale, Arizona.

Four bedrooms.

Pool.

Gated community.

Purchased eleven months earlier for $1.05 million.

Buyer:

Horizon Family Assets LLC.

Beneficial owner:

Lorraine Whitaker.

Mark’s mother.

I stared at the deed Priya sent me.

“How much down?”

“Three hundred fifteen thousand.”

Almost exactly what Mark admitted had been used from the business line.

“So my forged guarantee helped buy Lorraine a million-dollar house.”

“Possibly.”

“Does she live there?”

“No.”

“Then who does?”

A pause.

“Scott Vale.”

I stopped breathing.

“What?”

“Elena pulled utility records.”

Scott.

Mark’s college friend.

The man receiving transfers.

The man connected to the lender.

Living in a house owned by Lorraine.

“Why?”

“We don’t know.”

My phone buzzed.

Dana.

Not Mark.

Not Lorraine.

Dana.

I answered.

Her voice was shaking.

“Claire.”

“What?”

“Do you hate me?”

I frowned.

“What happened?”

“Mom says this is your fault.”

“Which part?”

“The police.”

“That’s interesting.”

“Mark is talking to detectives.”

“Good.”

Dana started crying.

I had never heard Mark’s sister cry.

She usually used sarcasm as body armor.

“Claire, I didn’t know.”

“Know what?”

“The villa. The loan. Any of it.”

“You knew I had no ticket.”

Silence.

“Yes.”

“You laughed.”

“I know.”

“That part you knew.”

She swallowed.

“Yes.”

I let the silence sit.

Then asked:

“What do you want?”

“Help.”

“No.”

“Claire—”

“I’m not sending money.”

“I’m not asking for money.”

That surprised me.

“What then?”

Dana lowered her voice.

“I found something in Mom’s luggage.”

I sat down.

“What?”

“Documents.”

“What kind?”

“Property papers.”

“For Scottsdale?”

“No.”

She sounded confused.

“For your house.”

My blood went cold.

“Our house?”

“The house you and Mark live in.”

“What about it?”

“Mom has a copy of a quitclaim deed.”

My heart pounded.

“To who?”

“To Horizon Family Assets.”

I stood.

“That’s impossible.”

“It has your signature.”

“No.”

I knew immediately.

Another forgery.

“Send me a photo.”

She did.

The document looked official.

My name.

Mark’s name.

Notary seal.

Transfer of marital property into Lorraine’s LLC.

Dated six months earlier.

I had never seen it.

Never signed it.

Never approved it.

“Dana.”

“Yes?”

“Where did your mother get this?”

“I don’t know.”

“Ask her.”

“I did.”

“What did she say?”

Dana hesitated.

“She slapped me.”

That stopped me.

“What?”

“Mom slapped me and told me I had no right going through her things.”

I closed my eyes.

Lorraine had spent years making cutting comments.

Manipulating.

Belittling.

But I had never seen her strike Dana.

“Are you safe?”

“Yes.”

“Go somewhere public.”

“Claire—”

“Now.”

She went quiet.

Then:

“Okay.”

“Take pictures of every page. Do not take originals if that puts you at risk.”

“Okay.”

“And Dana?”

“What?”

“Do not tell Mark I asked you to do this.”

Silence.

“You don’t trust him.”

“No.”

For once, she did not defend her brother.

After the call, I forwarded the deed to Priya.

Her reply came almost immediately.

THIS IS SERIOUS.

Then:

County records show no transfer.

Relief.

So the deed had not been filed.

Yet.

“Why create it?” I asked.

Priya called.

“Possibly leverage.”

“Or preparation.”

“Yes.”

“For divorce?”

“Maybe.”

My stomach tightened.

If Mark intended to move our home into Lorraine’s LLC, he could attempt to strip marital assets before separation.

But why six months ago?

Why before the Hawaii humiliation?

Before I froze funds?

Before anything supposedly broke?

Unless the marriage had been breaking on only one side.

I checked old bank records.

Six months ago.

That was when Mark first started pushing me aggressively to increase joint deposits.

Same month.

Same time.

Then Elena called.

“I found something.”

“What?”

“The transfers to Vale Ridge.”

“Yes.”

“They didn’t stop at Vale Ridge.”

“Where did they go?”

“Some returned.”

“To us?”

“No.”

“To Horizon Family Assets.”

Lorraine.

A loop.

Money left our joint account.

Went to Scott’s company.

Then portions moved into Lorraine’s LLC.

“What does that mean?”

“It could be laundering.”

My stomach turned.

“Could be?”

“I need more records.”

“How much?”

“Over the last year, approximately $176,000.”

I stared.

That was family money.

Some of it mine.

Moved through Mark’s friend.

Returned to Mark’s mother.

No disclosure.

No explanation.

Then a new email hit my inbox.

From my home insurance company.

Subject:

REQUEST TO CONFIRM CHANGE IN PROPERTY OWNERSHIP.

I opened it.

Someone had submitted the unfiled quitclaim deed to the insurer two weeks earlier.

They were preparing to change the named insured.

To Horizon Family Assets LLC.

The forgery was not theoretical.

Someone had already started using it.

I called Priya.

Before she answered, another text came from Dana.

May you like

One sentence.

CLAIRE, MOM JUST SAID YOU WERE NEVER SUPPOSED TO COME HOME FROM EUROPE.
